Age

Depending on the type of roofing materials used, a roof can expect to last anywhere from 15 to 30 years. Ask the homeowners when the current roof was installed. If it’s been a while, perhaps closer to the life expectancy than you would prefer, a roof replacement may be something you can negotiate. If the roof was recently installed and properly cared for, it’s probably in good shape.

 

Damage

Damage almost always leads to more damage if not properly taken care of in a timely manner. If you take a step back and visually notice damage on the roof, it’s not a good sign. Check the plumbing vents, chimneys, and valleys of the roof. Look for missing or broken shingles. Any of these issues could pose a risk for leaks.

 

Mold

You don’t want any type of mold in or on your roof. Mold on the roof will typically seep inside, which can cause a host of structural issues and health problems. Take a quick inventory of the roof to check for mold. The home inspector typically takes a look inside the attic, where mold growth could appear, as well.

 

Rain Gutters

The drainage system of a roof is essential to keeping the moisture from building up and causing damage. Check to be sure the rain gutters are properly secured and functioning. They may collect leaves and other debris throughout the seasons, but if they’ve been well kept and cleaned out, there shouldn’t be any resulting damage.
